Climate Change Strategy
Climate change and the strategy to address it are key considerations to ensure the long-term continuity of Fibra Mty's operations. To strengthen our approach to climate-related risks and opportunities, adequately incorporate potential risk impacts into our planning processes, and timely develop the relevant adaptation measures, Fibra Mty advances its resilience and climate change strategy based on the recommendations of the Task Force on Climate-related Financial Disclosures (TCFD) and the Global Real Estate Sustainability Benchmark (GRESB), to integrate:
- The identification of physical, social, and transition risks derived from climate change.
- The assessment of the level of vulnerability of our properties to such risks.
- Measures for the prevention, mitigation, and response to each of the identified risks.
Performance Certificates
Environmental Performance
Arc Performance Ratings use operational data from a continuous 12-month period to provide a score compared to a global sample of green buildings, called the "Reference Set." This means that a high Arc Performance Score corresponds to an overall performance level comparable to the best green buildings in the world. Conversely, a low score indicates that a project is performing below the level achieved by other projects of similar size and occupancy.
Each certificate provides an incremental way of recognizing leadership in buildings. To achieve this, Arc assigns a numerical score from 0 to 100 in one performance category: energy, water, waste, transportation, or human experience.
The 0 to 100 score is supported by key performance indicators (KPIs) for each category. For example, the Energy Certificate provides KPIs for site and source energy intensity, total greenhouse gas emissions, and greenhouse gas emissions intensity.
Arc Energy and Emissions Performance Certificates
In 2024, 84 Fibra Mty properties, representing 1,350,603.68 m² (75.03% of GLA), obtained an Arc Energy and Emissions Performance Certificate, with an average score of 87.13 out of 100.
Arc Water Performance Certificates
In 2024, 81 Fibra Mty properties, representing 1,291,956.67 m² (71.78% of GLA), obtained an Arc Water Performance Certificate, with an average score of 83.02 out of 100.
Arc Waste Generation and Diversion Performance Certificates
In 2024, 12 Fibra Mty properties, representing 136,946.16 m² (7.61% of GLA), obtained an Arc Waste Generation and Diversion Performance Certificate, with an average score of 85.75 out of 100.

The world’s most widely recognized green building rating system. It offers a framework for healthy, efficient, and cost-effective green buildings, providing environmental and social benefits.

EDGE Certification
International green building certification system that promotes more efficient buildings in energy, water, and materials, especially in emerging markets.

Green Lease Leader
Program that recognizes and promotes sustainable lease agreements, fostering collaboration between tenants and landlords to improve the environmental performance of buildings and jointly achieve sustainability goals.
