Fibra Mty's sustainability strategy integrates environmental, social, and corporate governance considerations into the management of the Trust and the decision-making processes related to its real estate portfolio. Its purpose is to strengthen long-term value creation through responsible asset management, effective management of ESG risks and opportunities, and transparent engagement with its stakeholders.

To implement this strategy, the Trust has established a management framework that defines responsibilities, coordinates the execution of its ESG commitments, and monitors performance. This framework is built upon five interconnected elements that collectively guide the planning, oversight, and continuous improvement of sustainability management.

2.1. Sustainability Policy

The Sustainability Policy establishes the principles, commitments, and guidelines that govern Fibra Mty's environmental, social, and corporate governance management. It serves as the primary framework for decision-making and for integrating ESG considerations into the Trust's activities.

Its implementation is overseen by the ESG Commission and supported by the various responsible business areas, promoting consistent management aligned with the corporate strategy and the applicable regulatory framework.

2.2. ESG Commission

The ESG Commission is the corporate governance body responsible for overseeing the Trust's environmental, social, and corporate governance strategy, policies, and performance. It also oversees the integration of ESG considerations into decision-making processes and verifies their alignment with applicable regulations and recognized best practices.

Its main duties include:

  • Evaluate and, where appropriate, approve:

    • Sustainability guidelines, in accordance with Fibra Mty's Strategic Plan and the applicable regulatory framework.

    • The Sustainability Policy.

    • The materiality assessment.

    • Actions to manage sustainability-related risks, opportunities, and identified impacts.

    • The Sustainability Strategic Plan, together with its associated indicators and targets.

    • Projects supported under the Corporate Philanthropy and Community Support Policy, as well as the allocation of charitable contributions.

    • The Annual Sustainability Report.

  • Oversee:

    • ESG risks and opportunities.

    • Climate-related matters.

    • The implementation of ESG programs for suppliers.

    • Stakeholder engagement.

    • The effective implementation of the Sustainability Policy and the continuous improvement of environmental, social, and governance performance.

  • Additional faculties include:

    • Keep informed of national government regulations and public policies related to sustainability, as well as the international frameworks adopted by the Trust.

    • Requesting reports from the Sustainability Operating Committee whenever deemed necessary.

    • Supporting the Technical Committee in preparing sustainability reports submitted to the Holders' Meeting.

2.3. Sustainability Strategic Plan

The Sustainability Strategic Plan establishes Fibra Mty's ESG priorities, objectives, and targets, guiding their implementation across the Trust's business areas. It also defines the performance indicators used to monitor progress and periodically evaluate the achievement of the sustainability strategy.

The Plan is reviewed and updated periodically to maintain alignment with the business strategy, the evolution of the portfolio, stakeholder expectations, and leading sustainability frameworks.

The 2026–2030 Environmental, Social, and Governance (ESG) Strategy is structured around two strategic pillars:

a) Sustainable Performance: Focused on continuous improvement to generate a positive impact on stakeholders while strengthening the Trust's visibility among sustainability-oriented investors. This pillar is guided by the following principles:

  1. Effective management of ESG risks and opportunities.

  2. Reduction of absolute greenhouse gas emissions in line with the Science Based Targets initiative (SBTi).

  3. Implementation of adaptation and mitigation measures to address the physical and transition risks associated with climate change.

  4. Achievement of environmental performance certifications across the entire property portfolio.

  5. Ensuring tenant satisfaction.

  6. Strengthening engagement with key stakeholders.

  7. Compliance with the sustainability-related disclosure requirements established by IFRS S1 and IFRS S2.

b) Responsible Investment: As a signatory to the United Nations-supported Principles for Responsible Investment (PRI), Fibra Mty reaffirms its commitment to integrating ESG considerations into the selection of real estate investments and to reporting on the progress of their implementation.

This strategic pillar includes three key initiatives:

  1. Development and ongoing implementation of ESG scorecards for the existing portfolio, initiated in 2024.

  2. Definition of ESG criteria for the evaluation and selection of real estate investments.

  3. Development of property-specific ESG action plans based on:

    • Pre-investment due diligence.

    • Materiality assessment findings.

    • Operational performance.

2.4. Sustainability Operating Committee

The Sustainability Operating Committee coordinates the implementation of the Sustainability Strategy and the Sustainability Strategic Plan across the Trust's operations. It is composed of representatives from different business areas and facilitates the cross-functional coordination required to execute Fibra Mty's ESG commitments.

Its main duties include:

  • Establishing the guidelines for the Trust's sustainable development in accordance with the Sustainability Strategic Plan and the applicable regulatory framework.

  • Remaining informed of national government regulations and public policies related to sustainability, as well as the international frameworks adopted by the Trust.

  • Reviewing the Sustainability Policy to ensure consistency with the organization's objectives and to provide the framework for establishing and reviewing strategic sustainability objectives.

  • Defining and monitoring actions to manage identified sustainability risks and opportunities.

  • Managing climate-related matters.

  • Identifying and managing the Trust's impacts on the economy, the environment, and people.

  • Evaluating and, where appropriate, approving the sustainability program and Fibra Mty's strategic sustainability objectives.

  • Periodically reviewing the performance of the Integrated Management System to ensure its continuing effectiveness, adequacy, suitability, and contribution to achieving business objectives.

  • Reviewing the Annual Sustainability Report to ensure that all material topics are appropriately addressed.

  • Preparing the sustainability reports requested by the ESG Commission.

2.5. Integrated Management System

The Integrated Management System (IMS) brings together the processes, responsibilities, and continuous improvement mechanisms that support the implementation of the sustainability strategy across the Trust's portfolio operations.

Through the IMS, Fibra Mty establishes procedures, controls, and performance indicators that promote consistent management practices, facilitate performance monitoring, and drive continuous improvement across all dimensions of sustainability.
